West Bengal has 23 districts and millions of property buyers, but no dedicated, data-first source for what land and flats actually cost, district by district. Bengal Property Index exists to be that source.
What we publish
- District price guides — flat price per sq ft and land price per bigha/katha, tracked separately for each of West Bengal’s 23 districts, from Kolkata to Cooch Behar.
- Government circle rates — the official BLRO valuation used for stamp duty and registration, by district and locality, updated as new notifications land.
- Land measurement reference — West Bengal’s own units (Bigha, Katha, Chatak, Ganda, Decimal/Satak) explained and converted to the standard measures used in registration paperwork, via our land measurement converter.
- Buyer guides — the practical, legal side of a purchase: stamp duty, registration cost, mutation, and what to check before signing.
What we don’t do
We are not a listing portal. We don’t list flats or land for sale, we don’t take listing fees, and we don’t have an incentive to inflate a price to close a deal. Our incentive is the opposite: to be the number people actually trust, which only works if it’s accurate.
How we source data
Figures are compiled from public sources — government notifications, registration data, and market reporting — and cited by district and date. Real estate prices vary by exact location, condition, and negotiation; we publish ranges and reference points, not appraisals of specific properties. Corrections
If you spot an outdated figure or an error, we’d genuinely rather fix it than leave it up — tell us.
